1. Nature of Services

Last Chance Housing is a housing referral and tenant placement service. We assist prospective tenants by connecting them with available rental properties and assist property owners with identifying potential applicants.

Last Chance Housing is not the owner, landlord, or property manager of any listed property unless otherwise explicitly stated in writing.

2. No Guarantee of Approval or Housing

Submission of an application or inquiry through Last Chance Housing does not guarantee approval, placement, or housing.

All final decisions regarding:

  • Application approval
  • Lease terms
  • Rental conditions

are made solely by the property owner or landlord.

3. Third-Party Applications and Screening

All applications, credit checks, and background screenings are conducted through third-party providers such as Zillow and TransUnion.

Last Chance Housing:

  • Does not collect or store sensitive personal data such as Social Security numbers
  • Does not control or influence screening results
  • Is not responsible for the accuracy, decisions, or outcomes of third-party screenings

Applicants are subject to the terms and privacy policies of those third-party platforms.

4. No Legal or Financial Advice

Last Chance Housing does not provide legal, financial, or real estate brokerage services.

All users are encouraged to seek independent legal or financial advice when entering into a lease agreement.

5. Referral Fees

Last Chance Housing may charge a referral or placement fee to property owners and/or tenants, as agreed upon in writing.

All fees are non-refundable unless otherwise stated in a separate written agreement.

6. User Responsibilities

By using our services, you agree to:

  • Provide accurate and truthful information
  • Complete all required application steps through designated third-party platforms
  • Communicate directly with property owners when necessary

Misrepresentation of information may result in denial of placement.

7. Limitation of Liability

Last Chance Housing shall not be held liable for:

  • Application denials
  • Lease disputes between tenant and landlord
  • Property condition or maintenance issues
  • Actions, decisions, or policies of property owners
  • Errors or issues arising from third-party platforms

All agreements entered into are solely between the tenant and the property owner.

8. Fair Housing Compliance

Last Chance Housing supports and complies with all applicable Fair Housing laws and does not discriminate based on:

  • Race
  • Color
  • Religion
  • Sex
  • National origin
  • Disability
  • Familial status
  • Any other protected class under federal, state, or local law

9. Changes to Terms

Last Chance Housing reserves the right to update these Terms at any time. Updates will be posted on this page with the revised effective date.
